Does the low battery critical, not a normal RTH, auto landing occur with any kind of smarts? I mean if it finds itself landing on the slope roof of a house or a middle of the tree does it just landed in those places? Heaven forbid over the water.
 
Correct. Here’s the user guide text:

Failsafe RTH
The Forward Vision System allows the aircraft to create a real-time map of its flight route as it flies. If the Home Point was successfully recorded and the compass is functioning normally, Failsafe RTH will be automatically activated if the remote control signal is lost for a specified amount of time (three seconds when using the remote controller and 20 seconds when flying with a mobile device).
When Failsafe RTH is activated the aircraft starts to retrace its original flight route home. If the wireless control signal is re-established within 60 seconds of Failsafe RTH being activated, the aircraft hovers at its present location for 10 seconds and waits for pilot commands. The user may tap in the DJI GO 4 app or press the RTH button on the remote controller to cancel Failsafe RTH and retake control. If no pilot command is given the aircraft flies to the Home Point in a straight line. If the wireless control signal is still lost 60 seconds after Failsafe RTH was activated the aircraft stops retracing its original flight route and flies to Home Point in a straight line.

When you say "straight line" does object avoidance still work?

It will come down no matter what. There is not enough battery power at that point for it to attempt to avoid something under. If it is over a tree, it will land on the tree. If it is over water, it will land in the water. At 10% battery it's just trying not to fall into something or someone.

Very true.

However, it is still controllable with the sticks, so if anyone finds themselves in this situation, use the sticks to make sure 1) It isn't going to land (or fall) on anyone, 2) you can land it in a safe spot where you might be able to recover it.

Yes, it'll land on anything that's below it.

The best you could do is point the camera straight down and steer the Mavic to a safe landing spot. You could also hold the throttle stick in the full up position to prevent the Mavic from descending as you're repositioning it. You don't want to do that too long though since the battery will eventually reach a point where it auto shuts off.
